Asking prices for homes across Ireland climbed by an average of 3.7 per cent in the first three months of 2025, according to the latest Daft.ie House Price Report.

The study revealed that the typical listed price nationwide now stands at €346,048—an 11.6 per cent increase from the same period last year and 35 per cent higher than pre-pandemic levels.
The current rate of inflation in the housing market is the second-highest in a decade, surpassed only by the early 2017 price spike.
The report attributed the surge to sharp increases in Dublin and the rest of Leinster, where annual price inflation has reached 12.2 per cent and 13.4 per cent, respectively—the highest levels since 2017.
Galway (13.2 per cent) and Limerick (13.8 per cent) are also experiencing above-average price inflation, while Waterford (11.2 per cent) and Cork (9.2 per cent) are seeing slightly slower growth.
Average listed home prices now stand at €460,726 in Dublin, €409,482 in Galway city, and €358,676 in Cork city, as the report.
