House prices in Ireland jump 9% in 2024, Daft report reveals

House prices across Ireland increased by an average of 9 percent in 2024, according to Daft.ie’s latest house price report.

The typical listed price nationwide in the fourth quarter was €332,109, a 1.4 per cent rise from the previous quarter and a 30 per cent surge compared to pre-pandemic levels.

Dublin matched the national average with a 9 per cent annual price increase, marking the city’s highest rate of inflation since late 2017. The average house price in the capital reached €442,909 in the final quarter of the year. Similar growth was recorded in Galway city, where the average price rose to €389,742.

Limerick city experienced an 8.2 per cent rise in house prices during 2024, with the average listing hitting €284,138 by year-end. Meanwhile, Cork and Waterford cities saw more modest increases of 6.3 per cent, bringing their average prices to €347,276 and €247,236, respectively.

A significant factor in the rising prices has been the historically low supply of homes.

As of December 1, fewer than 10,500 second-hand properties were listed for sale nationwide, representing a 15 per cent decline from the previous year and the lowest figure recorded in the dataset, which dates back to 2007.
